Count the vents and returns, times $65, less 15%. That is it.

ServiceRateAfter 15% offNotes
Supply vent or return$65$55.25Each. Count the openings in your ceilings and walls
Sanitizing fogging$160$160Per HVAC unit. Optional, not discounted
Exhaust fan cleaning$50$50Each. Optional, not discounted

The 15% comes off the duct cleaning. Fogging and exhaust fans are charged at full rate, and that belongs on a website rather than on an invoice you read afterward.

$150 minimum per visit. No square footage calculation, no per-system figure that shifts once somebody is up in your attic, and no separate charge for the trunk line.

Two examples. A three-bedroom with 10 supply vents and 2 returns is 12 openings, so $663 after the discount. A smaller home with 7 openings is $386.75.

Count them before you call anyone

Two minutes of walking around your own house, and it changes every quote conversation you have after it.

Find every opening tied to your heating and cooling. Supplies are the ones air blows out of, generally in the ceiling, one or two to a room. Returns are the large grilles that pull air in, usually one or two somewhere central, and noticeably bigger than the supplies.

Total them. Multiply by $55.25. That is what we charge, before anything optional.

A company that will not price from that number, and insists on coming out to look first, has left itself somewhere to move to.

Add $160 per HVAC unit for the sanitizing fogging and $50 each for exhaust fans. Neither is required, neither is discounted, and you will be told when they are not worth having.

Why per opening rather than per house

Because it is the only figure you can verify before anybody turns up.

Square footage pricing sounds objective and cannot be checked by you. Two houses of the same size can have very different opening counts depending on how the system was designed, and you have no way to audit somebody's sum.

Per-system pricing sounds simplest and leaves the most room, because what counts as a system expands once somebody is standing in your attic explaining how much more work yours turned out to be.

Per opening takes a homeowner two minutes to count. That is not a marketing decision, it is the whole reason for it. You can check our price against anybody else before you commit.

The two optional extras

Sanitizing fogging, $160 per HVAC unit

Benefect Decon 30, applied through the system after cleaning. Worth it on a system with an odor problem, one that has sat unused, or one with a damp history. Not worth it on a healthy system just because the house is large, and we will say so. Full detail.

Exhaust fan cleaning, $50 each

Bathrooms and laundry rooms. These run constantly, nobody ever takes the cover off, and one that has choked up is no longer removing the humidity it was installed to remove.

What is included at $55.25 an opening

What a cheap coupon actually buys

A $49 or $89 whole-house offer does not cover the labor, so one of two things happens.

Either the job quietly narrows to whatever a vacuum can pull from just inside the register, which was never where the material was sitting.

Our figure is on this page, it is per opening, and you can calculate it yourself before picking up the phone.

When it is worth doing at all

Nobody can give you a universal interval honestly. What exists instead are circumstances that genuinely justify it, and Mesa's housing hits several of them harder than most of the Valley.

If none of that applies and you change a decent filter on schedule, you may not need this, and we would rather say so than take $700.

Pricing questions

What is the price?

$65 per supply vent or return with 15% off, so $55.25 an opening. Count every opening tied to the system and multiply. Nothing else factors in.

Is the trunk line extra?

No, it is part of the job. Some companies price it separately, which is how a quoted figure grows once work has started.

What does a typical Mesa house cost?

After the 15%: a three-bedroom with 12 openings is $663, a smaller home with 7 is $386.75, and a large northeast Mesa house with 20 openings is $1,105.

Is there a minimum?

$150 per visit, which is met by any job of three openings or more.

What are the optional extras?

Sanitizing fogging at $160 per HVAC unit and exhaust fan cleaning at $50 each. Both genuinely optional, both excluded from the 15%, and we will tell you when they are not worth having.

Do you charge a call-out or inspection fee?

No. You get the price on the phone from your own count, which is the whole reason for pricing this way.

Why not square footage?

Because two houses the same size can have very different opening counts, and because you cannot check somebody else's square footage math. You can count vents.
