Forty-five years of settling
Dobson Ranch went in during the seventies, which puts a great deal of the original ductwork somewhere north of forty years old.
The ducts themselves generally survive that. What accumulates inside them over four decades is the point. Household dust is mostly skin cells and fabric fibers, and a system that has run through forty summers in this climate has moved an extraordinary volume of it.
What makes this neighborhood particular is tenure. People stay in Dobson Ranch, sometimes for thirty years, which means a system frequently on its second air handler and its first cleaning. When we open one of these the material is not loose surface dust, it is compacted along the bottom of the trunk line.
Mature trees mean finer material
Dobson Ranch has far more canopy than the newer Mesa subdivisions, which is why people like living there and why the systems take in something slightly different.
Pollen and fine organic debris come through open doors and windows in spring in volumes a bare newer street never produces. It settles in the runs along with the household dust and it behaves the same way once it is in there.
None of that argues for a shorter interval than anywhere else in Mesa. It is simply what you will see coming out, and it is why the material from a Dobson Ranch system tends to look different from what comes out of a newer house across town.
The filter conversation comes first
On a system this age we raise it whether or not you ask, because cleaning without addressing it is buying you a year.
Your filter is what protects the ductwork. A decent filter changed on schedule catches most of what would otherwise end up in the runs. A cheap flat panel in a house with pets lets a great deal straight through.
So if we clean a full system in Dobson Ranch and the filter is gray and sagging in its slot, you will hear about it, along with what to change. The alternative is you paying again sooner than you should, which serves nobody.
It is also why we occasionally tell people their system does not need doing yet. A well-filtered system in a house without animals can go a very long time.
Count them before you call anyone
Two minutes of walking around your own house, and it changes every quote conversation you have after it.
Find every opening tied to your heating and cooling. Supplies are the ones air blows out of, generally in the ceiling, one or two to a room. Returns are the large grilles that pull air in, usually one or two somewhere central, and noticeably bigger than the supplies.
Total them. Multiply by $55.25. That is what we charge, before anything optional.
A company that will not price from that number, and insists on coming out to look first, has left itself somewhere to move to.
The straight version of what this does
This industry has a reputation and dancing around it would be insulting, so here is the plain account.
What cleaning does: takes out the dust, construction leftovers and whatever else has settled inside the ductwork and gets blown into your rooms every time the system starts. On a system nobody has ever opened, and Mesa is full of those, the quantity is genuinely significant.
What it does not do: cure allergies, fix asthma, or make anybody measurably healthier. The EPA's published position is that duct cleaning has never been shown to prevent health problems, and we are not going to pretend otherwise to close a job.
And it is no substitute for your filter. A filthy filter is the actual problem in a lot of houses. Clean the ducts and ignore the filter and you will be looking at the same situation inside a year.
How we do it
- Walk the system with you. Count the openings together, look at the filter and the returns, and give you an honest read on whether this is worth doing at all. On some houses it is not.
- Open it up. Registers come off so we are working inside the runs and the trunk rather than the first arm's length anybody can see from a stepladder.
- Agitate. A flexible air rod with a whip head goes down the run and breaks material off the duct wall where it has settled, instead of only shifting what was already loose.
- Capture it. The system is under negative pressure the entire time, so what comes free leaves the building rather than relocating to another room.
- Registers and grilles. Properly cleaned rather than wiped, because the grille is the part you actually look at every day.
- Show you. Before and after down the same run, so the result is something you can see rather than something you are told.
When it is actually worth doing
Nobody can give you a universal interval honestly. What exists instead are circumstances that genuinely justify it, and Mesa's housing hits several of them harder than most of the Valley.
- A system that has never been opened in a house over twenty years old, which describes an enormous share of this city
- New build or recent remodel, where construction debris is sitting in the runs
- Moving into a house somebody else lived in
- Visible dust coming out of registers when the system starts up
- A smell you cannot place
- Rodent or insect evidence anywhere in the system
- Pets, especially in a house with the original 1980s ductwork
If none of that applies and you change a decent filter on schedule, you may not need this, and we would rather say so than take $700.
Questions from Dobson Ranch
What does it cost in Dobson Ranch?
$65 per supply vent or return, with 15% off, so $55.25 an opening. Count the openings in your ceilings and walls and multiply. A three-bedroom with 10 vents and 2 returns is $663 after the discount. A smaller home with 7 openings is $386.75. Sanitizing fogging at $160 per HVAC unit and exhaust fan cleaning at $50 each are optional and not discounted. $150 minimum per visit.
Why per opening instead of per house?
Because it is the one figure you can check yourself. Square footage pricing and per-system quotes both leave room to land somewhere different once somebody is in your attic. You can count your own openings in two minutes, so you can verify our price before we arrive and compare it against anybody else on the same terms.
Do I actually need this?
Sometimes no, and you will be told. The clear cases are a system nobody has ever opened in a house over twenty years old, a new build or recent remodel with construction debris in the runs, moving into somewhere somebody else lived, visible dust from the registers, an unexplained smell, or rodent evidence. If none of that applies and your filter gets changed, you may not need it.
Will it help with allergies?
We will not claim it will. The EPA's position is that duct cleaning has never been demonstrated to prevent health problems, and saying otherwise to sell a job is not something we are willing to do. What it does is remove what is physically sitting in your ductwork.
How long does it take?
Most homes are a half day. A large property with a high opening count or two systems can run most of a day. We will tell you which yours is when you give us the count on the phone.
What about the cheap coupon deals?
That kind of figure does not cover the labor for a whole system, so something has to give. Usually it is scope, meaning the first stretch of each run rather than the whole thing, followed by a much larger number once somebody is standing in the house. Our rate and our discount are both on this site and they are the same for everybody.
