$160 per HVAC unit, after cleaning. Ask whether your system actually warrants it.

What it is
A plant-derived disinfectant, delivered through the ductwork as a fine mist so that it makes contact with the inside surfaces of the runs rather than only the portion visible from a register.
It is a finishing step on a clean system. That word order is the main thing separating an honest fogging service from a dishonest one.
Why it only works after cleaning
Worth understanding, because it explains why some companies lead with fogging.
A disinfectant acts on the surface it actually contacts. Mist it into a duct with a layer of settled dust in it and you have disinfected the dust, not the duct, and the dust is still sitting there doing what dust does.
Misting a system takes a fraction of the time, effort and cost that cleaning it does. That is precisely why certain operators present it as the entire service, usually under a label engineered to sound more technical than it is.
When it is genuinely worth $160
- A system that has sat closed for months, which happens in Mesa's seasonal and 55+ housing
- An odor that persists after the ducts have been cleaned
- A system with a history of damp, a drain issue or a leak
- After rodent or insect activity has been dealt with
- Moving into a house where you have no idea what the previous occupants did
When we will tell you to skip it
More often than you would expect.
A healthy system in an occupied house, with no odor and no damp history, does not need this. Cleaning removes what was in there and fogging adds nothing measurable to that outcome.
It matters most on the larger northeast Mesa houses, since fogging is priced per HVAC unit and a two-system property is $320. That is a real decision and it deserves a real reason rather than being added because the house is big.

What we will not claim
Being precise, because this is exactly where the industry overreaches.
We will not tell you it prevents mold. That is a product label claim and we are not making it on a website.
Nor will you hear from us that it does anything for the health of the people in your house. That is the identical reason this site avoids the claim about duct cleaning generally.
And if there is visible growth in your system, that is not a fogging job. That is remediation, a separate trade with separate licensing, and applying disinfectant over it would be covering something rather than fixing it. You will be told what we can see and who you actually need.
How it is applied
- Ducts cleaned first. Non-negotiable, for the reason above.
- Applied through the system so it reaches interior surfaces along the runs rather than the first few feet.
- System run to distribute it properly.
- Dwell time as the product requires, rather than fogging and immediately leaving.
Doing it properly lengthens the appointment rather than being something sprayed around in half a minute as the truck is being loaded. That is a further reason we would sooner you only bought it where it genuinely applies.
Questions
What is the fogging?
A sanitizing pass you can add on for $160 per HVAC unit, run through the ductwork once the cleaning is finished. The product is Benefect Decon 30, a botanical disinfectant.
Is it instead of cleaning?
No, and anybody offering it that way is selling you the easy half. Applying disinfectant to a duct full of dust treats the dust. Cleaning comes first and fogging is the finishing step.
When is it worth it?
On a system with an odor issue, one that has sat closed up, or one with a damp history. It is a finishing step for a specific reason rather than something to add to every job.
When is it not?
On a healthy system with no odor and no history. On a two-system house that is $320 for nothing in particular, and we would rather tell you than take it.
Does it prevent mold?
We are not going to make that claim. If there is visible growth in your system, that is remediation, a different trade with different licensing, and fogging over it would be covering a problem rather than solving one.
Is it safe around pets and kids?
Benefect Decon 30 is a botanical product used as directed. If anybody in the house has particular sensitivities, mention it when you book and we will work around it.
